If you only read one fall romance this year, let it be this. Set in a gorgeous brownstone in NYC against the backdrop of changing leaves, this love story knocked my freaking socks off!

June lives in LA, and her acting career has had many starts and stops. We meet her during her latest “stop,” when her show has been canceled, and she gets a strange call from a law firm in NYC. After a cross-country trip she most definitely can’t afford, she learns that she has inherited the gorgeous brownstone from her kind, elderly landlord, who passed away. Well, technically, she and her former roommate/best friend/gorgeous man, who was always something more and who she hasn’t spoken to in five years, inherited the brownstone. They have one month to decide what to do with it and to figure out if it’s different between them this time (see what I did there!?).

This second-chance romance was so well done. I am an instant fan of this (debut!!) author. This isn’t a cheesy fall romance, and it can be read at any time of year. I just really loved it.
